Where's the water coming from?
GS!C was contacted to solve a long-standing water-ingress issue in the basement at a condo complex. Our investigation revealed that water was entering through foundation cracks and from the concrete footing. This persistent issue was caused by substantial surface ground water flow from a hillside adjacent to the condo.
There were several challenges encountered in this project. Narrow, confined access and excavation to the footing level required micro excavation equipment as well as the transportation of removed fill to nearby visitor parking. We had to conduct work with minimal disruption to community members’ daily lives as well as work quickly as to not risk exposing the excavated areas to rainfall.
We fully excavated the entire length of the leaking wall down to the footing. Cracks were sealed with pressure injection. The foundation wall was ground flush
and cleaned. A membrane was installed over cracks and liquid membrane applied on the entire wall. Delta wrap was installed on the entire wall with a weeping tile and drainage rock along the footing. The original decks were replaced with concrete pads sloped away from the property to direct surface rainfall away from the buildings.
After completing this project the residence have reported that the long standing leakage has been resolved and after significant rain fall season in Spring of 2022 the basement walls are dry.
