Hidden Water Damage
During a spring community walk-through, crinkled caping round a post caught our inspectors eye. This prompted further investigation and it was found that the support pillar was rotting. Water ingress was due to poor cladding work, no waterproofing membrane, failed calking, and no secondary layer of ingress protection. Furthermore, the structural lumber was not pressure treated. After inspecting all of the multi-level decks in the community we were able to identify those weakened structures and get to work.
Some of the challenges for this project included keeping the third level decks intact while replacing the second level decks. We also had to ensure that unit doors were secured to prevent access to decks during repairs. This community was build nearly 20 years ago and matching the materials, colours, and finishings was tricky.
